Asphalt Repair
Asphalt Paving
Asphalt rarely fails all at once. It starts with small cracks that let water in; in winter that water freezes, expands and breaks the pavement apart from below. Repairing cracks and potholes early is far cheaper than replacing a driveway or parking lot later. We repair asphalt for homeowners, property managers and businesses across New Jersey, New York and Pennsylvania.
Asphalt repairs we handle
- Crack filling: cracks are cleaned out and filled with hot rubberised sealant that stays flexible through temperature changes.
- Pothole repair: loose material is removed and the hole is filled and compacted with hot asphalt rather than a cold patch that pops out in a few weeks.
- Saw-cut patching: badly damaged sections are cut out in a clean square, the base is repaired, and new asphalt is installed and rolled.
- Infrared repair: for some surface damage, the existing asphalt can be heated and reworked so the patch blends into the surrounding pavement without a seam.
- Sealcoating: a protective coating that shields the surface from water, UV and salt and gives it a uniform finish.
- Resurfacing (overlay): a new layer of asphalt over a structurally sound base when the surface is worn but the foundation is still good.
Repair, resurface or replace?
If the damage is limited to cracks and a few potholes, repairs and sealcoating are usually the best value. If the surface is worn and cracked across most of the area but the base is solid, resurfacing can add years for less than a full replacement. If the pavement is sinking, rutting or breaking up across large areas, the base has failed and replacement is the only long-term fix. We will explain which category your pavement falls into and why.
Why timing matters
Crack filling and sealcoating work best in dry weather within the right temperature range, so spring through fall is the main season in our area. Getting cracks sealed before winter is the single best thing you can do to stop them turning into potholes by spring.
For businesses and property managers
Potholes and trip hazards in a parking lot are a liability as well as an eyesore. We can schedule repairs in sections or outside business hours to keep your lot open, and re-stripe parking spaces, arrows and accessible spaces once the work is done.
What affects the cost
- The total length of cracking and the number and size of potholes
- Whether repairs are surface-level or need base work underneath
- Total area for sealcoating or resurfacing
- Traffic control, striping and the hours the work must be done
