Parking Lot Paving
Asphalt Paving
Your parking lot is the first part of your property customers and tenants see, and it takes far more punishment than a residential driveway. Delivery trucks, constant turning traffic, snow ploughs and road salt wear it down quickly when the base or drainage is not right. We pave, resurface and maintain parking lots for businesses, places of worship, schools and residential complexes in New Jersey, New York and Pennsylvania.
Parking lot services
- New construction: excavation, grading, stone base and asphalt paving designed for the traffic the lot will carry.
- Full replacement: removing failed pavement and rebuilding from the base up.
- Milling and resurfacing: grinding off the worn top layer and paving a fresh surface over a sound base, often the most cost-effective option for an aging lot.
- Repairs: potholes, saw-cut patches, crack sealing and catch basin repairs.
- Sealcoating and striping: protecting the surface and laying out spaces, fire lanes, arrows and accessible parking.
Drainage comes first
Standing water is the main enemy of asphalt. Before we pave, we check how water moves across the lot and where it goes. Where needed, we regrade, adjust or repair catch basins, and set the finished slope so water reaches the drains. A new surface laid over a drainage problem will fail the same way the old one did.
Keeping your business open
Closing a parking lot can mean closing your business. We plan the work in phases, schedule around your busiest hours, and can work evenings or weekends where that is allowed. Before we start, we agree a clear plan with you for which sections close when and how customers will be directed.
Striping and accessible parking
After paving or sealcoating, we lay out and stripe the lot. Accessible parking spaces must meet the ADA Standards for Accessible Design and any state or local requirements for the number of spaces, size, access aisles, signage and slope. We lay out these spaces carefully, and we recommend confirming your layout with your local code office for larger or new projects.
A maintenance plan saves money
A parking lot that is crack-sealed and sealcoated every few years lasts considerably longer than one that is left until it fails. We can set up a maintenance schedule for crack sealing, sealcoating, re-striping and repairs, so you can budget for it rather than face a sudden full replacement.
What affects the cost
- Lot size, layout and the condition of the existing base
- Replacement versus milling and resurfacing
- Drainage and catch basin work
- Phasing, after-hours work and traffic control
- Striping, signage and accessible parking requirements
