Roof Repair
Roofing
Most roof leaks start small: a lifted shingle, a cracked vent boot, or flashing that has pulled away from a chimney. Fixed early, these are usually straightforward repairs. Left alone, water reaches the deck, insulation and ceilings, and the bill grows quickly. We repair roofs on homes and commercial buildings across New Jersey, New York and Pennsylvania.
Signs your roof needs attention
- Water stains on ceilings or walls, especially after heavy rain or snow melt
- Missing, cracked or curling shingles after a storm
- Granules collecting in gutters or at downspouts
- Daylight or damp insulation visible in the attic
- Rusted, loose or caulk-patched flashing around chimneys, walls and skylights
- Ice dams forming along the eaves in winter
Finding the real source of a leak
Water rarely comes in directly above the stain. It can travel along rafters and sheathing before it shows up inside. We check the roof surface and, where we can, the attic side to trace the leak back to where it actually starts. You get photos of what we found, so you can see the problem rather than take our word for it.
Common repairs we handle
- Shingle repair: replacing damaged or missing shingles and matching them as closely as the existing roof allows.
- Flashing repair: re-flashing chimneys, sidewalls, skylights and valleys instead of covering gaps with sealant.
- Pipe and vent boots: replacing cracked rubber boots, one of the most common leak points.
- Ridge and hip caps: resetting or replacing caps that have lifted in wind.
- Flat and low-slope patches: repairing membrane seams, blisters and punctures.
- Storm damage: temporary tarping to stop water, followed by a permanent repair.
Repair or replace?
If the roof is relatively young and the damage is limited to one area, a repair is almost always the right call. If the roof is near the end of its life, has leaks in several places, or the deck is soft, repeated repairs can end up costing more than a replacement. We will give you a straight answer and the cost of both options so you can decide.
What affects the cost
Repair pricing depends on the type of roof, how steep and high it is, how much material needs replacing, and whether the damage has spread to the deck underneath. Small repairs are often completed in a single visit. If we find rotted sheathing once we open the area, we will show you and agree on the extra work before we do it.
After a storm
If wind, hail or a fallen branch has damaged your roof, take photos from the ground and contact us for an inspection. We document the damage with photos and measurements, which you can share with your insurance company. Coverage decisions are made by your insurer, but clear documentation makes the process easier.
