"How much will my kitchen cost?" is the first question almost every homeowner asks, and the honest answer is that it depends on three decisions: how much of the layout you change, which cabinets you choose, and what is hiding behind the walls. This guide gives realistic 2026 budget ranges for kitchen remodels in New York City and New Jersey, explains where the money goes, and covers the building rules that catch many apartment owners by surprise.

In this guide:

Kitchen remodel budget ranges (2026)

These planning ranges are for typical kitchens in New York City and northern and central New Jersey, including labour and materials. Manhattan and high-end buildings tend to sit at the top of each range.

  • Refresh (same layout, keep the cabinet boxes): about $25,000 to $45,000. New counters, backsplash, cabinet doors or paint, sink and faucet, lighting and some appliances.
  • Full remodel in the same footprint: about $50,000 to $100,000. New cabinets, counters, flooring, lighting, appliances and updated plumbing and electrical in the same positions.
  • Layout change or high-end remodel: $100,000 and up. Moving the sink or range, adding an island, removing walls, custom cabinetry and premium appliances.

Use these as a starting point, then get a scoped estimate. Our cost calculator can give a quick ballpark for your size.

Where the money goes

Every project is different, but in a typical full remodel the budget splits roughly like this:

  • Cabinets and hardware: often the largest single item, around a quarter to a third of the budget
  • Labour, demolition and installation: a large share, especially in NYC where access and building rules add time
  • Appliances: anywhere from a modest package to a major line item for professional-style ranges
  • Countertops: laminate, quartz and natural stone differ widely in price
  • Plumbing, electrical and ventilation: grows quickly if you move fixtures or need a new circuit or panel capacity
  • Flooring, backsplash, lighting and paint
  • Design, permits and contingency: keep 10 to 15 percent aside for what you find when walls are opened

Sample budget: a mid-range 150 sq ft kitchen

To make the percentages concrete, here is how a full remodel of roughly $65,000 in the same layout might break down. Your numbers will differ, but the proportions are typical:

  • Semi-custom cabinets and hardware: about $18,000 to $22,000
  • Demolition, carpentry and installation labour: about $12,000 to $16,000
  • Quartz countertops and backsplash tile: about $7,000 to $10,000
  • Mid-range appliance package: about $7,000 to $10,000
  • Plumbing and electrical updates, lighting: about $5,000 to $8,000
  • Flooring, drywall repair and paint: about $3,000 to $5,000
  • Permits, design and contingency: the balance, ideally 10 to 15 percent

Countertop options compared

  • Laminate: the lowest cost and much improved in appearance, but less heat and scratch resistant.
  • Quartz: engineered stone that is consistent in colour, non-porous and low maintenance. The most popular choice in our area.
  • Granite: natural stone with unique patterns; needs periodic sealing.
  • Marble: beautiful but softer and prone to etching from acidic foods; best for owners who accept a lived-in look.
  • Butcher block: warm and affordable, often used on islands; needs regular oiling and care around the sink.

Stock, semi-custom or custom cabinets?

Stock cabinets come in fixed sizes and finishes and are the most affordable, but fillers are needed to fit the room. Semi-custom cabinets offer more sizes, finishes and interior options and suit most remodels. Custom cabinets are built to your exact dimensions, which matters in older NYC apartments with uneven walls and unusual layouts, but they cost the most and take the longest to make.

Remodeling a co-op or condo kitchen in NYC

Apartment kitchens add steps that a house does not have. Plan for them early, because they affect both cost and schedule:

  • Board approval and alteration agreement. Most co-ops and condos require you to submit plans and sign an alteration agreement before work starts. Some require drawings by an architect or engineer.
  • Insurance certificates. Buildings typically require contractors to provide certificates of insurance naming the building and management company.
  • Work hours and deposits. Many buildings limit work to weekday hours and may require a refundable deposit.
  • Licensed trades. In New York City, plumbing and gas work must be done by a licensed master plumber and electrical work by a licensed electrician, with permits filed through the NYC Department of Buildings where required.
  • "Wet over dry" rules. Some buildings restrict moving a kitchen or sink over a neighbour's living space below.
  • Gas work. Moving or adding a gas line involves permits, inspections and pressure tests, which can add weeks.

Residential improvement work in New York City also requires a contractor licensed by the NYC Department of Consumer and Worker Protection. Our article on permits and contractor licenses explains what to check.

Kitchen remodels in New Jersey homes

In New Jersey, building, plumbing and electrical permits are issued by your municipality's construction office under the state's Uniform Construction Code. Replacing cabinets and counters in place is often treated differently from moving plumbing or removing a wall, which usually needs permits and inspections. Older New Jersey homes can also hide outdated wiring or galvanised pipes, so a realistic contingency matters. Home improvement contractors in New Jersey must be registered with the state Division of Consumer Affairs.

Ways to save without regret

  • Keep the layout. Leaving the sink, range and dishwasher where they are is the single biggest saving.
  • Choose semi-custom cabinets. They offer most of the flexibility of custom at a lower price.
  • Spend on what you touch. Put money into drawers, hardware, the sink and the faucet, and save on rarely used areas.
  • Order early. Long lead times on cabinets or appliances can stall a project and cost money while trades wait.
  • Do not skip ventilation. A properly ducted range hood protects your new finishes.

How long a kitchen remodel takes

A refresh can take a few weeks. A full remodel commonly takes 6 to 12 weeks of construction, plus time beforehand for design, ordering, and in NYC, board and permit approvals, which can add several weeks or more. Ask for a written schedule that shows the order of work and when you will be without water or power.

Frequently asked questions

Do I need a permit to remodel my kitchen?

Replacing finishes usually does not, but moving plumbing or gas, adding circuits, or removing walls generally does. Requirements vary by municipality and building.

Can I live at home during a kitchen remodel?

Most people do. Plan a temporary kitchen area with a microwave, kettle and fridge, and expect some noise and dust during demolition.

What adds the most value to a kitchen?

A practical layout, good storage, durable counters and good lighting. Industry surveys generally find that mid-range remodels recover a larger share of their cost at resale than luxury remodels.

Should I buy my own appliances?

You can, but share the model numbers early so cabinets, electrical and gas connections are planned around them.
