Residential Construction
Construction
Building a new home or adding onto an existing one is a long project with a lot of moving parts. Most of the stress comes from poor communication and surprises. We take on residential construction projects across New Jersey, New York and Pennsylvania, from home additions to complete new builds, and we keep you informed at every stage.
Residential projects we build
- Home additions: family rooms, primary suites, larger kitchens and bump-outs.
- Second-storey additions: adding living space without giving up yard space.
- New homes: building from the foundation up on your lot, working from your architect's plans.
- Garages and accessory structures: attached and detached garages and workshops.
- Exterior work: decks, porches, siding and windows as part of a larger project.
Plans, approvals and permits
Most residential construction requires stamped drawings, zoning review and building permits before work can start. Depending on the town, there may also be setback rules, height limits, historic-district rules or HOA approvals. We work with your architect and engineer, or can recommend ones we have worked with, and we handle the permit process and inspections so the project stays compliant from start to finish.
How a project runs
1. Planning and budget. We review the plans, visit the site and give you a detailed estimate. If you are still early, we can help you understand what is realistic for your budget before you finalise drawings.
2. Contract and schedule. A written contract with a clear scope, payment schedule tied to progress, and an expected timeline.
3. Site work and foundation. Excavation, footings, foundation and any utility connections.
4. Framing and close-in. Framing, sheathing, roofing, windows and exterior doors to get the structure weather-tight.
5. Rough-ins and inspections. Plumbing, electrical and HVAC, inspected before the walls are closed.
6. Interior finishes. Insulation, drywall, flooring, trim, cabinets, fixtures and paint.
7. Final inspections and handover. Final inspections, punch list and a full walkthrough with you.
Communication you can rely on
You will have one project lead who knows your job. We provide regular updates on progress, upcoming decisions and anything that affects the schedule or budget. If something unexpected comes up, such as poor soil or hidden damage in an existing structure, we explain it, give you options and agree the cost in writing before we continue.
What affects the cost and timeline
- Size and complexity of the design
- Foundation and site conditions
- Finish level and material choices
- Permit review times in your town
- Weather during the structural phases
